Moving to Lantana, TX | Heather Shimala, Reserve 76 Realty

If you're considering a move to Lantana, you've probably already noticed it's not quite like anywhere else in Denton County. I should know. I served two years as HOA Vice President here and a term as Past President of the Lantana Ladies League, so this isn't a community I researched for a blog post. It's the one I live and work in every day.

What Lantana Actually Is

Lantana is a master planned community covering roughly 1,780 acres in unincorporated Denton County, about eight miles south of Denton and sharing the 76226 zip code with Argyle. It was originally developed by Republic Property Group, and today it holds around 4,000 single family homes and about 15,000 residents spread across 32 individually named neighborhoods, each with its own builder history and general price point.

The community is built around the Lantana Golf Club, an eighteen hole course that anchors the whole layout. Even if golf isn't your thing, the design still shapes daily life here: winding streets, generous green space, and a genuine sense that the neighborhoods were planned around people gathering rather than just packed in efficiently.

Amenities and Everyday Life

Lantana residents have access to five community pools, two splash pads, miles of trails, and courts for basketball, tennis, and pickleball, all managed through the HOA. There's a active youth sports scene, regular community events, and enough going on that most families find their weekend rhythm here without needing to leave the neighborhood much. Most homes were built in the 2000s and 2010s, and you'll see a lot of brick and stone exteriors, open floor plans, and three car garages throughout the community, though the style and scale vary meaningfully from one of the 32 neighborhoods to the next.

Schools: What You Actually Need to Know

Here's something a lot of buyers get wrong about Lantana, and I always walk clients through this carefully: the entire community is zoned to Denton ISD, not Argyle ISD, even though Lantana shares Argyle's 76226 zip code. Depending on the specific section of Lantana, homes feed into one of three elementary schools, E.P. Rayzor, Adkins, or Blanton, before continuing to Harpool Middle School and then Denton Guyer High School.

The point is that which elementary school serves a specific home in Lantana depends on the exact address and section, not the zip code and not the neighborhood name. I verify this on every offer I write for a client, and I'd encourage you to do the same before you fall in love with a particular street.

Guyer High School itself is a big part of why families choose Lantana. It's a genuine athletic powerhouse, with two football state championships, five state finals appearances, and the school's first ever state title in boys basketball, won in 2025. The lacrosse program also brought home a state title last year. Fine arts are just as strong: the choir program has consistently earned the top possible scores at UIL competitions, and multiple students have been selected for Texas Music Educators Association All-State honors. For a lot of families, Guyer's combination of athletics and fine arts is as big a draw to Lantana as the community itself.

Why People Choose Lantana

Families are drawn here for a few consistent reasons: the amenity package, the sense of an established, walkable neighborhood layout, and a housing stock that's newer than what you'll typically find closer to Denton or Dallas proper. It's also become a genuine option for buyers who want more space and a planned community feel without moving into the newest, still developing construction zones further out in places like Northlake or Bartonville.

How I Can Help

I'm Heather Shimala, founder of Reserve 76 Realty. Over the past twenty months, I've closed 16 transactions across 14 different subdivisions throughout 76226, ranging from $485,000 to $1.45 million, and Lantana has been a consistent part of that work. I also built and teach a pricing methodology called the Dynamic Pricing Strategy, which I use to help both buyers and sellers understand what a home in a specific Lantana neighborhood is actually worth right now, not just what a generic zip code average suggests.

Beyond the transactions, I've been part of this community in ways that go beyond real estate. I served as HOA Vice President for two years, I'm the Past President of the Lantana Ladies League, and I sit on the Board of Directors for Mission Moms. I also host the Annual Bandera Easter Egg Hunt and help organize the Bandera 4th of July flag installation each year. If you move to Lantana, there's a decent chance we'll cross paths at one of these events regardless of whether we ever work together professionally.

If you're thinking about a move here, I'm happy to walk you through specific neighborhoods, current pricing for the section you're interested in, and the school verification process for any address you're considering. Reach out anytime.
