Moving to Landmark by Hillwood, Denton TX | Heather Shimala with Reserve 76 Realty

If new construction in Denton County is on your radar, Landmark by Hillwood is likely one of the biggest names you've come across. It's a massive, long term project, and it's worth understanding what's real today versus what's still years out.

What Landmark Is

Landmark is a 3,200 acre master planned, mixed use development from Hillwood, the Perot family company also behind AllianceTexas and several other well known North Texas communities including Harvest in Argyle and Northlake, Pecan Square in Northlake, and Treeline in Justin. Landmark sits on the former Hunter Ranch, land the Perot family has owned since 1987, at the intersection of I-35W and Robson Ranch Road in southwest Denton. At full buildout, the plan calls for 6,000 single family homes, 3,000 apartments, and roughly 900 acres of commercial space, with an estimated total development value around $10 billion.

Schools

Landmark is zoned to Denton ISD. According to Denton ISD's own communications office, students living in Landmark are currently zoned for E.P. Rayzor Elementary School, Harpool Middle School, and Guyer High School, the same high school that most of Lantana feeds into. Guyer has built a genuine athletic reputation, with two football state championships, five state finals appearances, and the school's first ever boys basketball state title in 2025.

The master plan also sets aside land for three future onsite public schools, two elementary campuses and a middle school, though as of the most recent reporting no new school construction bonds are currently planned, so families moving in during the earlier phases should expect to rely on the existing Rayzor, Harpool, and Guyer campuses for the foreseeable future rather than assuming onsite schools will open on a fixed timeline. If a specific school assignment matters to your decision, verify the current boundary for any address you're considering directly with Denton ISD, since attendance zones for a brand new development like this can shift as construction and enrollment progress.

What's Actually Available Right Now

Phase one includes 747 single family lots, with reservations opening in December 2025 and model homes arriving in spring 2026. Nine builders are part of this first phase: American Legend Homes, Coventry Homes, David Weekley Homes, Drees Custom Homes, Highland Homes, M/I Homes, Perry Homes, Toll Brothers, and Tri Pointe Homes, offering lot sizes from 40 to 70 feet and reported price points from the mid $400,000s to over $1 million depending on builder and lot. A future H-E-B anchored retail district is targeting an early 2027 opening.

Amenities

Landmark's defining feature is scale on the nature side as much as the residential side. Roughly 1,100 acres, about a third of the entire development, is being preserved as parks, trails, and open space, anchored by a 300 acre park and entertainment district built around Pilot Knob, an 830 foot natural rock outcrop with real historical significance in the area. Early amenities include the Hilltop Amenity Center, two STEAM focused learning parks, and eight smaller neighborhood green spaces, with a planned 35 miles of hike and bike trails at full build out. As with any first phase of a large project, expect some of this to still be under construction rather than fully open.

Something Worth Knowing

Landmark is genuinely one of the largest master planned developments underway in Denton County right now, but it's also very early. Most of what makes the community distinctive, the parks system, the retail district, the additional schools, is still being built. If you're comparing Landmark to a more established community, factor in that timeline honestly rather than assuming everything on the master plan is already in place.
