If you're looking at new construction in western Flower Mound, you've almost certainly come across Furst Ranch. It's one of the most talked about developments in this part of Denton County right now, and there's a lot of information out there, some of it outdated or incomplete. Here's what buyers actually need to know today.

What Furst Ranch Is

Furst Ranch is a large master planned, mixed use community sitting at the intersection of US 377 and FM 1171 (Cross Timbers Road) in western Flower Mound. It's the vision of Jack Furst, a longtime Denton County resident and former Argyle ISD parent, and at full buildout the plan calls for thousands of single family homes alongside townhomes, apartments, retail, and office space. This is a long term project. Furst himself has described it as a 25 to 30 year build out, so what you see today is genuinely just the beginning.

The School District Question, Settled

This is the question I get asked most about Furst Ranch, and I want to be direct about it: the entire Furst Ranch property sits within Argyle ISD boundaries. This isn't ambiguous or split by section the way some nearby communities are. Argyle ISD has already purchased roughly 50 acres within Furst Ranch specifically to build a future elementary and middle school on site, funded through the district's 2022 bond, with the district expecting Furst Ranch students to begin enrolling as early as 2026 or 2027.

Worth knowing honestly: Furst Ranch's scale has been a genuine point of concern for some existing Argyle ISD families, since the development's long range plans could add thousands of students to a district that's already grown quickly. That's not a reason to avoid the community, but it's part of the real conversation happening locally, and I'd rather you hear it from me than be surprised by it later.

What's Actually Available Right Now

Furst Ranch is planned around three residential neighborhoods, each aimed at a different kind of buyer. High Plains is the largest and most active right now, with about 1,100 lots ranging from 50 to 80 feet wide. Prairie Vista will offer roughly 200 lots on half acre to full acre homesites, and Cross Timbers, still further out, is planned for 74 lots on one to two acre estate sized homesites.

Nine builders are part of the Furst Ranch lineup: Highland Homes, Coventry Homes, David Weekley Homes, Toll Brothers, Drees Custom Homes, Partners in Building, Shaddock Homes, Ashton Woods, and Tradition Homes. Here's where things actually stand with each, as of the most recent published information:

  • Highland Homes was first to market, launching presales in January 2026 in High Plains.
  • Coventry Homes is now selling on 50 foot lots in High Plains, with 8 floor plans from about $584,990 to $804,117, ranging from roughly 1,977 to 3,225 square feet.
  • David Weekley Homes is now selling as well, starting from about $665,990, with 9 floor plans on 50 foot lots ranging from approximately 2,230 to 4,030 square feet.
  • Toll Brothers has two collections planned: the Grove Collection starting in the low $900,000s on 70 foot lots, and the Meadow Collection starting around $1.1 million on 80 foot lots, with sales expected to begin in summer 2026.
  • Drees Custom Homes and Partners in Building are both listed as coming soon, with Partners in Building planning 80 foot lots starting around $1.2 million.
  • Shaddock Homes, Ashton Woods, and Tradition Homes round out the builder lineup, with pricing and availability still being finalized for some of these as the community expands.

Worth knowing: when Furst Ranch was first announced, community wide pricing was projected to run from about $800,000 to over $2.5 million. As more builders have entered with smaller, more efficient floor plans, the actual entry point has come down closer to the mid $500,000s to $600,000s for the most accessible options, while estate lots in later phases will likely run well past that original high end. If you're planning around a specific budget, it's worth confirming current pricing directly rather than relying on the community's original projections.

One more detail worth knowing if grocery access matters to you: H-E-B has shown serious interest in building within Furst Ranch after purchasing 23 acres in the development in 2025, though nothing is confirmed or open yet.

Amenities Worth Knowing About

About a third of the Furst Ranch land is set aside for parks, greenbelts, and trails. The centerpiece is a planned 97 acre Central Park, along with a 20 acre Community Activities Center, miles of walking and biking trails, and resort style pools once those amenities are built out. Keep in mind that a lot of this is still in progress rather than finished today. If amenities are a major factor in your decision, ask specifically what's actually open now versus what's still on the master plan.

Location and Convenience

Furst Ranch sits close to both Bartonville and Argyle, giving residents easy access to the boutique feel of that area while still being minutes from Flower Mound's larger retail corridors. It's a genuinely convenient spot for anyone who wants new construction without feeling far removed from established North Texas amenities.
